Some of you may have noticed that our Coldwell Banker Mountain Properties office on Main Street in Breckenridge was closed for the past few months as it was undergoing a complete renovation. We are happy to announce that the renovation will be finished in the next week and we will now be rebranded as a Coldwell Banker Global Luxury Brokerage Office. To highlight the activity in Summit County, the number of sales and new listings were down in March and the median sales price for single-family homes was up over 38% as compared to March of 2021. Overall Inventory is lower than what we would like to see as the market is still moving quickly. We are seeing buyers that are well prepared and prequalified are able to get accepted offers on their mountain homes as soon as they come on the market. Hopefully, we will see additional listings come on the market as we head into the summer. 

The Summit County real estate market for March 2022 vs March 2021 shows the following trends.

New Listings:-11.1%-14.9%
Median Sales Price:+38.8%+18.0%
Inventory of Homes:-14.5%-28.1%

Park County homes saw an 11% increase in home sales and a 33% increase in the median price per square foot over the past 12 months and Park County land sales have seen a 4.2% increase in the past 12 months. Just in the past month, we have also seen a jump in the asking price for land in Park County. Likely this is a spillover effect from the shortage of land on the market in Summit County.
