Should You Designate a Home Office When Selling?

There are many professional advantages to setting up a home office that probably seem pretty obvious. After all, the number of people who currently work from home either part or full time is higher than at any other time in recent memory. In fact, Rocket Homes® looked at listing data over the period of a year and found that there was a 16.8% increase in the number of listings that contain the word “office” as compared to the year prior. There are absolutely buyers looking for a dedicated workspace; but does it make sense to designate a room as an office if you’re selling your home? Let’s take a look.

More Space and a Dedicated Work Area

While it’s true that buyers are looking for more space and dedicated work areas in a home, it doesn’t necessarily make sense to designate an entire room as an office. This could turn some buyers away, especially if they are purchasing a second home or vacation property. And it doesn’t make much sense to turn one of the two bedrooms in your condo into an office, does it? 

If you do decide to add an office space to your condo before you list, we would suggest setting up a comfortable work area. Whether that is a desk tucked into a corner, nook, or spare bedroom won’t matter – it’s more important that it appeals to a wide range of potential buyers. Single-family homes are more likely to have dedicated office space. While you may be better off leaving the true purpose of a room up to the buyer, another option is to hire a professional stager to help you prepare your home for showings. They will be able to determine how to showcase the uniqueness of your property in the best way possible. 

If you are preparing the home for showings yourself there are a few things that are at the top of our list to appeal to potential buyers: 

  • Add a fresh coat of paint in neutral or light colors throughout the home.
  • Curb appeal is important! First impressions can make or break a sale. Make sure that you are paying as much attention to the outside of the home as the interior.
  • Declutter every room and remove family photos and personal items from the home. 

The bottom line? You want potential buyers to be able to imagine themselves in the space. It’s hard to do that when it’s filled with someone else’s stuff.
