Welcome to our August Summit and Park County Market Report. The real estate market has maintained its strength this month. There has been some indication of some sellers being too aggressive with list prices resulting in some price reductions based on market feedback. With that said homes that are priced well are selling quickly. We are also continuing with a strong sellers’ market where significant demand creates a lower level of available property inventory.
Overall August Sales Trends
The high number of short-term rental properties and desire to reduce the number of short-term rental licenses by the area towns and Summit County has also become a topic of great interest. The shortage of workforce housing and a large number of rental homes in neighborhoods generating a culture change in the community are a couple of the driving factors behind this initiative.
A brief summary of the real estate trends for Summit and Park County for August 2021 vs August 2020 is highlighted below.
Number of Homes, Condos, and Land Sold in August – 290
- Single Family – 117
- Condos and Townhomes – 122
- Land – 51
Average Days on Market for all properties was 31. Park County had the quickest home sales with an average of 11 days on the market. Summit County homes under 3M sold on average within 23 days and homes over 3M sold 66 days on average.
The search for second homes and land in the mountains continues and we continue to help new clients find their first mountain vacation home. Park County offers some great values for both homes and land .
