A question I often get from sellers when it comes to selling their Summit or Park County home is about timing. When is the best time? When will I get the best offer based on when we place our home on the market? The answer is now! The Summit and Park County market is hot and houses are limited! Inventory is low but demand for homes is high so now is an absolutely amazing time to sell your home. However, this has not always been the case. There’s a lot of factors that go into selling your home. A lot of different variables determine when your house will sell, how long it’ll be on the market for, and how much it’ll sell for. But timing is always one of the most important factors. Timing of when you list your home when you adjust the price of your home and ultimately when you sell your home. The one thing you can’t time is when the perfect buyer is going to show up!
What Season You Place Your Home On The Market
Based on the high current demand for homes and the inventory levels being very low, now is a great time to list your home. Our region has historically seen a bell-shaped curve occur with property inventory increasing from early spring through mid-summer.
Sometimes clients decide to place their home on the market even if it isn’t the perfect season. This could be due to outgrowing your home or needing to sell for personal reasons. Knowing The Right Time To Put Your Summit County Home On The Market
Many sellers I speak to become concerned while deciding if now is the perfect time to sell. Some even take their home off the market to reset the counter of “Days on Market”. I typically don’t recommend this. If your home isn’t on the MLS or actively being advertised, then you can’t expect your home to sell. The key is to be realistic and do the best to properly price the home to the market and be prepared to adjust if necessary.
Having a good real estate agent by your side can make selling your home a breeze! With the current real estate market on fire, now could be the perfect time to sell your Summit or Park County area home.
When To Adjust The Price When Selling
If your home isn’t selling, you might be thinking of taking it off the market for a little while. I don’t recommend taking your home off the MLS. You cannot possibly sell your home if it isn’t on the market… This is not a marketing strategy I believe in. I would recommend adjusting the price in the right situation. When should you adjust the price? The good news about selling your home in Summit or Park County is that there are two distinct selling seasons, which are winter and summer. You should plan on adjusting the price and positioning your home for the upcoming next season. There are new buyers and different demographics in each season, but also quite a bit of overlap. If your home will appeal more to summer visitors due to it being on a lake, golf course, or hiking trails, then spring is the best time to make this price change and “re-launch.” If your home will appeal more to winter visitors, due to it having ski-in and out capability, then the fall is the best time to make this price change and “re-launch.”
