Preparing Your Home for Showings

Preparing your home for showings can seem like a complicated process. You’ll need to do a deep clean, declutter (inside and out), add a fresh coat of paint, and stage the home… all before you show it to any potential buyers. Having been in real estate for years I’ve helped countless clients with this process and can offer a few timesaving tips and advice. So what should you focus on to impress buyers and quickly sell your home?

First Impressions Matter

Focus on the front door. Sweep the porch, dust the cobwebs off your light fixtures, update your welcome mat and get rid of that personalized mailbox. You want your home to appeal to as many buyers as possible so it’s important to try to be neutral, both inside and out. On the exterior remove anything that is not part of the landscaping. It’s also advisable to repair any cracks or chips in driveways, sidewalks, and walkways. 

Cleaning and Removing Clutter

I recommend hiring a reputable cleaning service before an open house or showing. They can do the blinds, floors, carpets, and deep clean areas of your home that need it. Call a few companies and ask for a quote; you may be surprised at how affordable these services can be and the wide range of tasks that they can complete for you. 

Don’t forget to organize your closets and cupboards. Potential buyers will undoubtedly want to check out your walk-in pantry and open the closet doors. The same goes for the garage and basement. Make sure they are clean, organized and free of clutter. 

Depersonalizing Your Home

Your home is spotless and the exterior looks great. Now imagine yourself as a potential buyer. As they walk through your home they will be trying to envision themselves living there. Take all of your personal photos down and any art that you aren’t willing to sell with the home. Be sure to secure any valuables as well. You are, after all, inviting the public into your home. 

Staging Your Home

Stage your home to highlight its most impressive features. Rearrange furniture to open up and maximize the space and let natural light into the home. Neutralize odors, don’t mask them with scented plugins. And try to use neutral colors as well. Remember, you want to appeal to as many potential buyers as possible to get your home to sell quickly. If buyers are able to imagine themselves in the space they are much more likely to make an offer on the home.
