Staging Your Summit and Park County Home in the Summer

Part of putting your Summit or Park County home on the market is attracting buyers to come for a private showing or open house hosted by your real estate agent. One of the ways that you can make your home seem more appealing to buyers is by having it staged. Some tips for staging apply all year round, but there are certain little details you may want to pay extra attention to in the summer. Here is what I’ve found work best when it comes to staging your Summit and Park County home in the summer.

General Staging Tips

Staged homes tend to sell for a higher price than empty or unstaged homes. A staged home allows a buyer to imagine themselves in that space and envision their life there. One of the first general staging tips is that you don’t want to clutter or overcrowd the space. It’s best to remove any bulky furniture or anything that makes a room seem too small or cluttered. The idea of allowing buyers to imagine themselves in your space is also that you need to appeal to the masses. This means depersonalizing your space by removing very personal items such as family photos and also keeping decor and colors neutral. You don’t always need a staging company to bring in any furniture to stage your home. Sometimes it can just help for a professional to come in and make the best out of the beautiful pieces you already own. 

Natural Light

Take advantage of the natural light and the fact that the days are longer when staging your Summit and Park County home in the summer! Keep blinds and curtains open for as long as you can and make sure the windows are thoroughly cleaned. Let buyers enjoy the sunshine and natural light as they walk through your home. This gives you a great opportunity to show off beautiful mountain views as well.

Keep it Cool

The sun can heat things up very quickly however. If you are not living in the home while you’re selling it, or it’s a second home that is unoccupied, it’s difficult to take care of these things yourself. Your realtor can show up ahead of time to open up windows and let in a mountain breeze and turn on lights prior to the showing. They can also have water available to drink before or after the showings.

Outdoor Spaces and Landscaping

When showing or staging a home in the winter, the outdoor spaces and landscaping tend to be forgotten or ignored because everything is covered in a thick blanket of snow. But this is very different when you’re staging your Summit and Park County home in the summer. Take the time now to make sure that the lawn is mowed and weeds are removed. You could always plant some extra flowers or have an extra flower pot on the porch. These little details can really help with the curb appeal of your home. If you have a lot of flowers in your garden, you can also pick some and place them around the house inside. Fresh flowers are a great way to liven up any space.

If you have a back patio or deck, I recommend power washing it and making sure all the outdoor furniture is clean. Put away or tidy up any tools or equipment, like a hose, that may usually be laying around as well. Consider staging outdoor seating areas in a similar way as you staged the inside of your home. Showing off the outdoor entertaining spaces is another great way to really draw in potential buyers and show them how amazing your home can be for them.
